My client is a leading residential development company with a proven track record of delivering high-quality homes across South Dublin and Wicklow. Due to their ongoing growth and with several projects in the pipeline, they are seeking an experienced Quantity Surveyor to join their team. This is an excellent opportunity for a commercially minded Quantity Surveyor to take ownership of the commercial management of projects and play a key role in the companys continued successful candidate will work closely with the Managing Director, Investment Manager, Construction Team, Design Team and Finance Team, providing commercial oversight from the early site appraisal and pre-planning stages through to procurement, construction and final account. Duties: Pre-Development & Site Appraisal Working closely with the Investment Manager and Managing Director on the commercial appraisal of prospective development sites. Preparing and reviewing build cost estimates and rates to support site acquisition and investment decisions. Providing commercial input into site appraisals, development feasibility and project viability. Reviewing proposed schemes and identifying potential construction costs, risks and opportunities at an early stage. Providing commercial input into pre-planning sites, working with the Development and Design Teams to understand the cost implications of proposed layouts, specifications, design solutions and planning requirements. Advising on buildability, construction methodology and potential cost efficiencies at the early design stage. Assisting with the establishment of initial project budgets and cost plans. Cost Planning & Budget Management Preparing detailed Bills of Quantities, cost plans, budgets and estimates for residential development projects. Establishing and maintaining robust project budgets from inception through to completion. Monitoring project costs against approved budgets and providing regular commercial reporting. Forecasting final project costs and identifying potential cost overruns at an early stage. Maintaining accurate cost reports, forecasts and cash-flow projections. Working closely with the Construction Team to ensure projects are delivered within agreed budgets. Providing clear and commercially focused reporting to the Managing Director and senior management team. Procurement & Subcontractor Management Managing the procurement of subcontractors and suppliers, from tender preparation through to appointment. Preparing tender packages, reviewing quotations and carrying out detailed tender analysis. Negotiating subcontractor and supplier prices and terms to achieve best commercial value. Preparing recommendations for subcontractor appointments. Managing subcontractor relationships throughout the project lifecycle. Ensuring subcontractor scopes are clearly defined and commercially aligned with the project requirements. Monitoring subcontractor performance, variations and commercial exposure. Maintaining positive and professional relationships with subcontractors and suppliers while protecting the companys commercial interests. Value Engineering & Commercial Optimisation Taking an active and impactful role in value engineering to ensure projects remain within approved budgets without compromising quality or the overall design intent. Working closely with the Design Team, Construction Team and consultants to identify cost-saving opportunities. Challenging specifications, construction methodologies and design solutions where appropriate and identifying commercially viable alternatives. Assessing the cost implications of design changes and providing clear recommendations to the project team. Ensuring value engineering is considered throughout the project rather than being limited to the procurement stage. Supporting the Design Team in developing solutions that balance cost, quality, buildability and programme. Monthly Commercial Management Managing the monthly commercial cycle for live projects. Reviewing, assessing and agreeing monthly subcontractor claims in conjunction with the Construction Team. Working closely with Finance to ensure monthly valuations, payment applications, commitments and payments are accurately reflected. Monitoring committed costs, actual expenditure, accruals and forecast final costs. Preparing monthly cost reports and providing clear commentary on project performance. Identifying emerging commercial risks and providing recommendations for mitigation. Managing variations, change control and associated cost implications. Contract & Commercial Management Ensuring appropriate commercial controls are maintained across projects. Reviewing and managing subcontractor contracts and associated commercial obligations. Providing commercial advice to the Construction and Design Teams. Monitoring contractual requirements, notices, variations and payment processes. Managing the commercial close-out of projects, including final accounts and resolution of outstanding commercial matters. Maintaining accurate records of project costs, commitments, variations and final accounts. Working as Part of the Development Team Working collaboratively with the Design, Construction, Development, Investment and Finance Teams. Providing commercial input into design development and project decision-making. Attending and contributing to project and design team meetings where required. Bringing a commercial perspective to project decisions while maintaining focus on the companys overall development objectives. Supporting the wider management team with ad-hoc commercial analysis and advice as required. Contributing to the development of processes, reporting systems and commercial controls as the company continues to grow Requirements: Degree qualified in Quantity Surveying or a relevant construction/commercial discipline. 5+ years' Quantity Surveying experience, ideally with experience in residential development or house building. Strong experience in cost planning, budgeting, estimating and commercial management. Proven experience in preparing Bills of Quantities and detailed cost plans. Strong experience in subcontractor procurement, tender analysis and negotiation. Experience managing monthly valuations, subcontractor claims, variations and final accounts. Strong understanding of construction costs and residential build rates. Experience in value engineering and the ability to identify and deliver meaningful cost savings.
